Well, that was interesting.

Just got off the phone to the realestate agent. Apparently 'Barry', the owner of our property, was the person who came into our house while we were no there without giving any notice whatsoever to remove our dishwasher for repair.

Very unimpressed.

There's a little thing called 'peaceful enjoyment'. It's what you're paying for. Doesn't 'Barry' know he can lose his licence over unauthorised entry? How does unemployment sound?

I'm stunned. I got upset at our agent when he sent a tradesman around to fix a concrete step in our backyard.

Or else I read 'landlord' and saw 'real estate agent'. This is more likely, seeing as you didn't actually write 'owner'.

No, because it's not a "Breach" that can be remedied. That form is more for things like "I asked you three weeks ago to fix the hot water system".

Yes, it's a breech. The correct thing to do in this instance is file a R11 with the agent.

I'm also going to be contacting the tenants union and possibly a lawyer. I'm mad as hell.

And rightly so. They don't have any right to enter the premises without your permission or unless they reasonably think that the place has been abandoned (and somehow I doubt you've forgotten to pay your rent for the last month and been uncontactable).

So yeah, give 'em a serve. We had the owner of our last house come and fix stuff, but he ALWAYS phoned to see when would be a good time and he NEVER showed up unless he'd told us first when he'd be there. We didn't really care about having the 'proper' amount of notice because it was always stuff we wanted fixed ASAP anyway. And he was a nice guy. And he did us the courtesy of phoning to discuss a suitable time with us.

So yeah, stick it to 'em!
